		<description>I believe that the section of Van Nuys in question will increase in value as a result of this move, more so than a drop in Sherman Oaks value. I think the geographical reasons are more an issue of practicality. My point was pertaining more to the former than the latter.</description>

While I agree with some of your geographical points, I maintain that your homes in Van Nuys (Sherman Oaks) will increase in value as part of Sherman Oaks. I am a Realtor and I know that as a fact. The drop across the board in value has no bearing on the certain image improvement to your section of Van Nuys. Eventually we will justify changing the name of any area we find undesirable. In that case, places like Van Nuys will disappear and places like Kester Ridge etc. will replace them. A rose by any other name...welcome to Sherman Oaks.</description>
